Property Management Specialist

The Boise City and Ada County Housing Authorities is accepting applications for a full time Property Management Specialist. This position performs a variety of complex property management activities of BC/ACHA owned properties which include, but are not limited to the following: Implements leasing functions by making initial contact with applicants, handling ongoing correspondence, reviewing applications and making selection based on pre-established criteria, showing apartments and explaining rental policies and procedures; Works closely with maintenance staff to keep current on lease-ups, move-outs, tenant complaints, and grounds maintenance; Enforces policies for apartment complexes regarding parking, lease violations, unauthorized guests, and changes in rent; Oversees rental collection by posting late payments, sending late rent letters, establishing repayment agreements, issuing “pay or quit” and eviction notices, and working with attorneys for eviction proceedings; Maintain a waiting list and processes applications and background checks; Attends training and informational sessions to increase property management knowledge and skills and income calculations; Prepares regular and special reports related to waiting list, eligibility and lease-up matters as requested by management; Compiles required reports for assigned properties (ie, late rent, payment agreements, ect). The work is performed under the direct supervision of the Public Housing Manager.  The principal duties of this class are performed in a general office environment.

Experience Required: Two years property management experience; or any equivalent combination of experience and training which provides the knowledge and abilities necessary to perform the work. Must have a valid Idaho State driver’s license.

Grounds Maintenance

Performs manual work in the grounds maintenance of buildings and facilities. Work requires general knowledge of landscaping and grounds maintenance; ability to safely operate power equipment. The safe operation of a vehicle is required to travel from one building to the next; performs related work as required. (Valid Idaho driver’s license required) the principles duties of this job are performed in an outside environment in all types of weather, though all seasons.

Custodian

The Boise City/Ada County Housing Authority has an opening for a full time Custodian. This position performs manual work in the cleaning of buildings and facilities. Work requires the safe operation of hand maneuvered electrical scrubbers, waxers, and buffers, mops, brooms, ladders and cleaning chemicals. The safe operation of a vehicle is required to travel from one building to the next; performs related work as required. Essential Duties and Responsibilities: Sweeps, mops, strips, waxes, and polishes floors. Vacuums and shampoos carpets. Dusts and polishes furniture. Collects and empties wastebaskets; cleans trash disposal containers. Cleans mirrors, venetian blinds, light fixtures, windows, doors, walls, and drinking fountains. Cleans and sanitizes rest rooms and replenishes towels, tissues, and soap. Performs minor repair work as needed. Moves janitorial equipment in and out of storage areas.Safely uses cleaning chemicals and solvents.Notifies supervisor, verbally or in writing, of building conditions needing repairs. Locks doors and windows when work is finished. Responds to citizens’ questions and comments in a courteous and timely manner. Ordering, stocking, and keeping track of cleaning supplies. Performs all work duties and activities in accordance Housing Authority policies, procedures and safety practices. Requires Knowledge of: The safe use of janitorial supplies, and the safe use of manual and electrical cleaning equipment; occupational hazards and safety precautions involved in general cleaning and use of chemical cleaning solvents and agents. Requires Ability to: Quickly learn and apply janitorial procedures. Lift, move and maneuver hand and power cleaning equipment weighing up to 50 pounds safely. Work independently to complete work on schedule and according to quality control standards. Work evenings and irregular hours if required. Comprehend and follow oral and written instructions. Identify and recommend improved methods of performing the work. Establish and maintain effective working relationships with supervisor, co-workers, building occupants, and the public. Provide quality services in a cost-effective manner and to recommend improved methods of performing the work. Wage is $12.95/hr.
